NCC Property Development has sold an office building in central Copenhagen for approximately SEK 240 million. The buyer is PKA (Pensionskassernes Administration A/S), which will be taking over the property on completion.
The property, Teglholmen Company House, comprises 9,227 square meters of office and conference space, plus a cafeteria.
“Although the Danish real estate market is still under pressure, there are always business opportunities for those who are skilful, regardless of the market situation,” says Joachim Hallengren, President of NCC Property Development. “I view this sale as evidence of our strong position in Denmark and that we are on the right track toward achieving our goal of becoming the leading property developer in Northern Europe.”
Teglholmen Company House is being developed as a GreenBuilding property and will be certified under the BREEAM system at the Very Good level. Tenants will be offered “Green leases,” which are voluntary but mutually binding agreements between NCC Property Development and tenants aimed at reducing the environmental impact of the everyday use of the property. NCC Property Development is responsible for the leasing of the property throughout the entire project.
The project is being implemented as a turnkey contract by NCC Construction Denmark. Work commenced in January 2011 and is scheduled for completion in June 2012.
The impact on earnings will be recognized in pace with the leasing of the property, starting in the third quarter of 2012.
